Lansdown Associates is a firm of RICS regulated chartered surveyors in Liverpool, with offices in Manchester and London and coverage across Birmingham, Leeds and Northern Ireland. We provide residential surveys, damp and mould investigations, Awaab’s Law compliance surveys, housing disrepair expert reports and commercial property advice, including dilapidations, schedules of condition and technical due diligence.
We are a building consultancy made up of Chartered Surveyors, Architectural Technicians, Property Managers, Developers and Certified Drone Pilots. That mix means we look at a building the way the people who design, build, own and maintain it do, and we give advice that is commercially sensible as well as technically sound.

We are regulated by the Royal Institution of Chartered Surveyors (RICS), and our director, John Jackson MRICS MEWI, is a member of the Expert Witness Institute (EWI), so our reports are written to stand up to scrutiny, whether that is from a lender, a landlord, a tenant or a court.

Awaab’s Law is named after Awaab Ishak, a two-year-old who died in December 2020 from a respiratory condition caused by prolonged exposure to mould in his family’s social housing flat in Rochdale. It requires social landlords in England to deal with serious hazards within fixed timescales.

Emergency hazards must be investigated and made safe within 24 hours. Significant hazards must be investigated within 10 working days, with a written summary to the tenant within 3 working days of the investigation concluding and safety work completed within 5 working days.
